Katy Home Inspector for New Builds and Established Neighborhoods

We live in Tamarron West, about 20 minutes from most Katy neighborhoods, depending on traffic. Most Katy inspections are on the calendar within 2 to 3 days, which matters when your option period is short. We do one inspection a day, so your home gets our full attention, and your report arrives the same evening or the next morning.

One inspection a day. Your home is the only one on our schedule.

New Homes in Katy's Growing Communities

We regularly inspect new homes in Tamarron, Sunterra, Anniston, Elyson and Cane Island. We also live in Tamarron West, so we see how these homes hold up over time. A new home still needs an independent inspection. Code inspections check only minimum requirements, and builders' crews move fast. We check what gets covered up and what gets missed, at every stage of the build.

From a recent inspection:

A new home in Katy had indoor humidity above 70%. The builder's first fix was to shut off the fresh-air intake, which doesn't solve the problem. We stayed with our client through several reinspections until the builder installed a dehumidifier and brought the humidity under control.

We offer pre-pour, pre-drywall, final, and 11-month warranty inspections. See our new construction phase inspections →

Established Katy Neighborhoods: What We Find by Age

Homes built around the same time tend to share the same problems. Here's what we look for in Katy's established neighborhoods.

Homes Built 1970s–1980s

Neighborhoods:

Nottingham Country, Williamsburg Settlement

What we find:

Aluminum branch wiring in some older homes, Federal Pacific (FPE) Stab-Lok panels that some insurers won't cover, occasional galvanized supply pipes, cast iron drain lines, aging HVAC and roofs, and foundation movement.

Homes Built 1980s–1990s

Neighborhoods:

Kelliwood, east Cinco Ranch

What we find:

Foundation movement, plus original or aging HVAC systems, water heaters and roofs.

Homes Built 2000s

Neighborhoods:

Grand Lakes, Falcon Ranch, Seven Meadows, west Cinco Ranch

What we find:

Foundation movement, and systems reaching the end of their life.

From a recent inspection:

A resale home in Katy had aluminum wiring, and every light fixture and outlet had been replaced without the special connectors aluminum wire needs. That's a fire hazard. Many buyers assume aluminum wiring has to be replaced completely, but the U.S. Consumer Product Safety Commission also accepts a permanent repair: a licensed electrician adds short copper pigtails with approved COPALUM or AlumiConn connectors at every connection. Our client found the problem before closing and knew exactly what the fix was.

Foundation Movement in Katy Homes

Katy's clay soil swells when it's wet and shrinks when it's dry, so foundation movement shows up in homes of every age. These are the signs we look for most:

  • Cracks in brick or interior drywall

  • Doors that stick or won't latch

  • Sloping floors

  • Poor drainage around the slab

  • Trees planted too close to the house

Every Katy home inspection includes a foundation elevation map at no extra cost, so you can see how level the slab is, not just guess from the cracks.
