Why One Inspection a Day
Not rushed. Before JLK, Justin worked for inspection companies that scheduled several inspections a day. He knows what it's like to rush through one house to get to the next one, and Justin knew he didn't want to work that way.
Taught by a craftsman. Justin learned this work alongside my grandfather in Alaska, remodeling the homes he invested in. The care he put into every detail is becoming a lost art in today's construction, and it's the standard we bring to every inspection.

What We Find in Fulshear-Area Homes
Many homes in Fulshear and Katy were built by the same trade contractors, so we see the same issues across neighborhoods. These are the ones we find most often, and the ones most often missed:
HVAC Systems That Seem Fine
A system can blow cold air and still be failing. Inside the furnace and air handler, we often find rust, clogged drains and microbial growth on the plenum and ducts.
From a recent inspection: The A/C tested normal at the vents, but the heat exchanger was heavily rusted. The buyer used our report to get the system and ducts replaced, a job that often runs $10,000 or more in the Houston area.
Foundation Movement
Fort Bend County's clay soil swells when wet and shrinks during drought. Every inspection includes a foundation elevation map. Together with what we see at doors, walls, brick and the slab edge, it tells you whether the movement is minor or needs a structural engineer.
Hidden Moisture and Missing Insulation
Water from roof penetrations, windows, plumbing, and poor drainage often stays hidden until drywall is damaged. Our thermal camera detects problems behind walls and ceilings before you do.
From a recent inspection: A room addition had no attic access, so no one could see above the ceiling. The thermal camera showed the contractor never installed insulation.
Electrical Panels and Generator Hookups
We find recalled panels still in service and panel changes that were never done to code. Some insurance carriers won't cover a home with a Federal Pacific panel until it's replaced, usually a few thousand dollars.
From a recent inspection: The home had a generator inlet but no interlock, which can send power back into the utility lines and endanger line workers. The fix is usually a few hundred dollars. No one knew it was missing.

Many of these communities were built by the same trade contractors, so the patterns we find in one often show up in the next. In established sections such as Cross Creek Ranch's original phases, Polo Ranch, Churchill Farms and Cinco Ranch, original HVAC systems, water heaters and roofs are reaching replacement age. In Weston Lakes, larger lots, private wells and septic systems need extra attention.
